These are 10 of the biggest commercial real estate deals to hit the Northwest in recent weeks

Industry giants including The Very Group and Bensons for Beds have signed leases and made key acquisitions as the market continues to recover from the pandemic.

Deals since our last roundup include locations across the North West including Manchester, Liverpool and beyond.

The headquarters of the Very Group

The Very Group headquarters near Liverpool were sold for around £ 40million.

Fiera Real Estate has announced the sale of its 11.5-acre Skyways House site to Speke to Corum XL, a fund managed by Corum Asset Management.

The property was offered to the market for £ 38.88million, but the final sale price was not disclosed.

The building consists of three units totaling 194,384 square feet and is leased to Shop Direct Home Shopping.

The building is also home to the headquarters of The Very Group, which created the Very.co.uk and Littlewoods brands.

Bensons for Beds will open eight new stores in December.

The national bed and mattress retailer is opening three new stores and moving five more to state-of-the-art premises.

The new openings mark another important step in the transformation of Bensons for Beds, which restructured to become a stand-alone company in June 2020 after receiving new investments.

While this restructuring has resulted in the closure of around sixty stores, Bensons has now embarked on “modest growth” in its fleet.

In the past 12 months it has moved or opened in 20 new locations and these latest moves before Christmas will bring the total number of Bensons stores to 179.

Around 35 new stores and relocations are planned for 2022, including 15 in the first half of the year.

Humanscale, the designer and manufacturer of ergonomic products that improve the health and comfort of working life, has moved to Chancery Place in Brown Street, Manchester.

The company took up 1,671 square feet of space occupying the 12e ground.

European chain of orthodontic clinics, Impress, has opened a flagship clinic in Manchester as part of its expansion into the UK.

Located at 3 Hardman Street in Spinningfields, the new clinic comprises 120m² of space, with two treatment rooms.

Impress also has two partner clinics, one in London Archway and the other in Eccles, Manchester.

Bruce Bower, National Director of Impress UK, said: “We are extremely happy to open our new flagship clinic.

“We already have clinics in Spain, Italy, France and Portugal, and the new clinic in Manchester will be open simultaneously with a flagship in London.

“Over the next few months, we also plan to open flagship clinics in Leeds, Liverpool and Birmingham, which are already well advanced, as well as partner clinics in many other locations.”

Material Source Studio has opened, offering North West architects and designers the opportunity to immerse themselves in “beautifully useful” products and materials.

The first of its kind in the UK, the 15,000 square foot studio is located in the grade II listed Hanover Building at NOMA.

Spread over two levels, it features exhibits and interactive displays from more than 35 brands operating in the commercial interiors and built environment sectors.

It also includes an 80-seat theater, a CPD space, a library of over 300 books, seven meeting spaces, a coworking center, and a podcast studio.

The French multinational Egis has chosen the Manchester Exchange Quay office campus for its first northern base.

The news follows the announcement earlier this year that the organization, which operates in the construction engineering and mobility services sectors, has been awarded a multi-year contract by Transport for Greater Manchester and the 10 local authorities. of Greater Manchester to help deliver the Greater Aerial Clean Zone.

Egis signed an initial 5-year lease for 4,775 m² of office space on the third floor of building 8 at Exchange Quay.

The new Manchester office will mostly be made up of new hires, with the move signaling some 60 new jobs for the region.

The company, formerly Plastic Raw Materials, moved all of its operations from St Helens in Merseyside to Leigh in Greater Manchester where it occupied a 10,000 square foot unit containing manufacturing, logistics and storage space , as well as a large front and back yard.

Wonderpol supplies a wide range of thermoplastics to the masterbatches and blends trade, as well as to the UK plastics industry as a whole.

It also offers an industry-leading contract spraying service, converting granules into powder for customers across the UK.

Manchester Arndale has announced that luxury streetwear retailer Kick Game will move to a 1,662 square foot space in the center.

The London-based retailer was founded by avid sneaker brothers Rob and David Franks in 2013.

Kick Game has capitalized on the growing demand for limited edition sneakers and street wear and is targeting sales of £ 50million by the end of 2022.

Manchester Arndale will be the fifth new store it has opened in the past 12 months, following its recent arrival at Leeds Trinity Shopping Center and Bullring & Grand Central in Birmingham, and plans to open more stores across the Kingdom United over the next two years.

National mattress and bedroom furniture retailer Bedworld is the latest brand to join JunctionNINE Retail Park in Warrington.

The company signed a five-year lease and will occupy the new 2,265 square foot unit, which was formerly used by Carphone Warehouse.

James Maule-Ffinch, asset manager at The Derwent Group, owner of JunctionNINE Retail Park, said: “With one of the longest fronts of retail parks in the UK, JunctionNINE enjoys a very important location, this which has been a major draw for the park’s wide variety of household goods and furnishings retailers.

“Bedworld will be a great addition to an already strong lineup, and we’re welcoming them to our tenant portfolio for the first time.”
